RENTAL CRITERIA

Application Criteria

Thank you for your interest in one of our properties. We offer an easy online application process, or if you do not have internet access then you are welcome to come into our office and complete a paper application. Only applications which are complete and have all requested information will be processed.

We adhere to the Fair Housing Act and all Local, State and Federal Housing Laws and do not discriminate based on color, disability, familial status, national origin, race, religion or sex. Please see below for details on the rental criteria we will need in order to consider your rental application. All of our properties are “non smoking”.
  • All applicants 18 years and older must submit applications.
  • Our application screening fee is $40.00 and must be paid in order for our office to start the application review process. The application screening fee is non-refundable.
  • We do not review outside screening service applications nor their associated credit reports. A current credit report is part of our application process.
  • Copies of a valid Photo I.D. (such as a Driver’s License, State issued ID, Passport or Visa) and social security number must be submitted as part of the application process.
  • Our basic qualification is that the monthly combined household gross income must be at least 3X the monthly rent to qualify.
  • We want to see two (2) months worth of verifiable proof of income such as paycheck stubs with YTD totals. We do NOT accept bank statements as proof of income.
  • No funds for the rent or the security deposit will be accepted until our office has made a determination of approving an application.
  • We require a security deposit to hold the rental unit for move-in at future day/time no less than 30-days from date of approval.
  • If you are self-employed, then we expect you to supply the most current income tax information – the Form1040 and Schedule C Profit and Loss Statement.
  • Not all of our property owner clients allow cosignors, so check with our office first for cosignor qualifications and whether the rental you are interested in even allows a cosignor. If a cosignor is allowed, then it is only for income which is sufficient, but it is not for credit problems.
  • Other additional sources of income that can be submitted are: 1) Court ordered Child and/or Spousal payments, 2) Proof of Social Security, Disability or other Government income, and 3) Employment offer letter for new job position.
  • Evictions and Bankruptcies are major red flag problems and will most likely cause an application to be declined. Also, problems such as landlord debt and money judgments are major negative problems.
  • The applications must be filled out completely and accurately. Intentionally filling out incorrect information is grounds for dismissal of an application and all related applicants.
  • The application must be signed and dated by the applicant - this is done electronically for the online application.
  • Most properties do not allow Pets. Please inquire and have this issue sorted out prior to applying for a property. If you have a service dog or therapy animal, then please be prepared to provide supporting documentation.

Studio – 2 Persons
1 Bedroom – 3 Persons
2 Bedrooms – 5 Persons
3 Bedrooms – 7 Persons
